A New or Pre-existing home?

 

Location and Price range is everything. Sometimes you can buy a new home for the same monthly payments as a preexisting home. We co-op with several builders and it doesn't cost you anything more to be represented by your own real estate agent. The builder's sales people represent only the builder, not you. There is no real estate fee to the buyer, the builder pays all real estate fees.


Because the builders can offer a great financing package, this can allow you to buy a new home and have monthly payments very close to the preexisting home. Of course it is according to the location you are looking for. Building the same home can be as much as $30,000 more in a different location. Many of the builders we work with have what are called Spec Homes. This simply means that they have homes that are finished or in the phase of being built that do not have a contract on them. Some homes can be closed in as little as one week and normally have a lower interest rate.


Buying a pre-existing home has some great advantages also. Some homes already have the little things done, like, the window coverings, patios or decks, landscaping improvements and garage door openers, etc.


If you want an area that has large trees and hardwood floors, then an older area would suit your needs. If you were to try and duplicate the older home in a new area it would be cost prohibited. If the charm and character of yesteryear is your style, then a new home would not appeal you. Call us to get a list of areas with older homes.
